South Carolina Home Inspector Standards of Practice
What does Your home inspection Include
Your home will be reviewed against the standards of practice established by the state of South Carolina and the American Society of Home Inspectors (AHSI). The Inspector will perform a limited visual inspection to identify and report the home conditions, systems, and deficiencies identified during the inspection. Deficiencies found will be evaluated to the limitations established by the standards of practice and the report will outline suggested repairs and the potential need for further investigation by a qualified technician relevant to the noted deficiency.


What is NOT included in the Inspection
One role of the inspector is to build client trust while advising the client. To that end, there are conditions and features of the home which may not be addressed. The Client can review this in the home Pre-Inspection Agreement. The Inspector may provide commentary to a limited extent while conducting the inspection which is not required in the standards of practice, but as a Client courtesy. Sample Home Inspection Report
It is our goal to provide you with as much knowledge of the property being inspected as reasonably possible. The Due Diligence report will act as a guide to items which are first in need of attention, and then the current condition of the home, as a whole. You will find the report summary will contain the items designated as cosmetic, fair, poor/deficient, seller notes or for client information. The report will reiterate the summary for a complete documentation of the findings with photos to inform and/or emphasize any deficiencies found.
